Purchasing a home is an emotional experience that can cloud even the clearest of minds. A smart buyer does his homework before making a final decision and a little research can go a long way in making a good investment. Check out the other homes in the area that are for sale or have sold. Is this home priced accordingly? Consider the convenience of amenities, of area schools even if you do not have children yourself. Someday you may want to sell and these considerations can come into play in finding the next buyer. If you know the roof will need replacing in a year or two, will it be in the budget to do so? Is that something that is reflected in the asking price or can it be negotiated in the selling price? Let your common sense rule. Choose a Realtor who can be objective and will work with your best interest in mind.
